Services
Services we provide at Pro Leak Detection
Our specialised engineers excel in detecting leaks through advanced equipment and performing same-day repairs. In some cases, accessing leaks may require removing and lifting floors and accessing walls. Subsequently, we conduct additional tests to prevent further leaks in the system. In most cases the associated costs can be reclaimed through your building insurance under escape of water/trace and access . We provide you with a detailed report including photographic evidence and an itemised invoice to facilitate any insurance claims.

- Constant spinning of the water meter
- Confirmation of a leak by the water supplier (excessive consumption).
- Persistent emptying of the water tanks
- Continuous operation of the hot water pump
- Presence of dampness and water damage
- Development of mould and condensation
- Damp odours
- Signs of subsidence
- Boggy ground
- Surface water or flooding
- Low water pressure
- Continuous flow of clean water in a drain
- Audible noise of flowing water or a dripping tap
- Consistent leakage through the ceiling

Central heating & hot water leaks
Heating leaks, encompassing both central heating and underfloor heating, rank among the most prevalent and disruptive types of leaks. Clients often report various symptoms, including:
- Loss of boiler pressure
- Boiler cutting out
- Continuous filling of the Feed and Expansion (F&E) tank
- Increased water bills
- Radiators failing to heat up
- Indications of dampness or water damage
- Presence of mould and condensation
- Damp odours
- Unusual noises like banging and gurgling from the heating system
- Warm spots on the floor
- Confirmation of a leak by a heating engineer
- Combi boiler constantly running when there is no demand
- Hot water cylinder constantly drawing hot water with no demand

If you are experiencing mould/wet rot this may indicate a leak. Here at Pro Leak Detection we investigate the causes of dampness using our specialist equipment and experience in the field. Leaving damp/mould conditions can also cause serious health conditions if undiagnosed. In 2001 mould was classified as category 1 risk to health under the Health and Safety Hazardous category of rating system. We investigate the following:
- Sudden rising damp
- Mould patches on walls/ceilings
- Damp musty smells in property

Methods
Methods used at Pro Leak Detection

Gas Tracing Detection
Our gas tracing method involves the use of a specialized tracer gas, an inert blend of 5% hydrogen and 95% nitrogen, which replaces water in the leaking pipework. When pressurized, this gas escapes from the leak and ascends through the floor, ground, or walls. The gas can permeate various materials, including concrete floors, timber, and different floor finishes such as tiles, laminate, and carpet. A highly sensitive probe precisely identifies the leak by detecting even minute traces of the gas, down to just a few parts per million. Gas tracing is applicable to all types of pipe leaks, including central heating, underfloor heating, mains, hot, and cold, providing a highly accurate means of locating leaks.

Acoustic Detection
We take pride in employing the latest leak detection techniques, ensuring we locate and resolve issues with the least amount of disruption to your property.

Thermal Imaging
The Thermal Imaging Camera, also known as a Thermographic or Infrared Camera, enables us to identify and map buried and concealed hot, central heating, and underfloor heating pipes. By detecting infrared energy and converting it into an electronic signal, the camera produces a thermal image and performs temperature calculations. Abnormalities and suspect areas, such as heat patches are an indication of a leak. The thermal imaging results complement our other testing methods and equipment, contributing to the accurate location of the leak.
Employing our latest leak detection techniques ensures that we can locate and resolve problems with minimal disruption to you and your property.

Moisture Detection
While signs of dampness and leaks are sometimes apparent through visible water damage, such as blistering or flaking paint, salt deposits, and bubbling or bowed floor finishes, dampness can often remain hidden. Our moisture meter serves as a crucial component of our leak detection equipment, enabling us to map all concealed damp and moisture. By creating a moisture map that distinguishes between damp and dry areas, we gain insights into potential causes of dampness and likely leak locations.
